Development, Leasing and Tenant Coordination

Black Oak Associates creates value by transforming raw land and repositioning distressed and under-performing properties into successful retail destinations. Our key to success is collaboration. We work closely with our tenants, financial partners, design professionals, contractors and government agencies to create projects that provide superior returns to our investors and contribute in a positive way to the communities in which they are located. Our team of professionals has the experience necessary to tackle complex entitlement issues as well as the willingness to take prudent risks.

We approach each project individually, identifying opportunities and the steps necessary to unlock value. By focusing on individual merchandising we strive to create economically viable shopping centers that are compatible with the communities served by these centers. We are committed to building sustainably and have a solid reputation for delivering quality projects on time and within budget.

Property and Financial Management

Black Oak’s property management operations include tenant relations and lease renewals, the oversight of property maintenance, capital planning, improvements and construction, and common area maintenance or “CAM”. The Company’s in-house reporting is integrated with these management functions, improving operating efficiencies, such as the completion of CAM reconciliations, and providing management with the ability to closely monitor financial performance. In addition to on-site management, Black Oak provides financial management for its properties. These activities include tax structuring, cash management, including the processing of vendor payments and cash receipts, debt service and security deposits as well as other administrative functions such as insurance. Black Oak does not perform these services for any third-party property owners in which it does not have an equity interest.
